An Open-Plan Ground Floor and an Extra Bedroom for a Rock Ferry Semi

A two-storey side extension and a single-storey rear extension open up the ground floor into one kitchen, dining and living space, and add a third bedroom and a new bathroom upstairs.

The project so far

The Problem

A semi-detached house whose ground floor was divided into separate rooms, with two bedrooms upstairs and no space to add more without building out.

What We Are Designing

A two-storey extension to the side of the house and a single-storey extension to the rear.

Downstairs, the rear extension opens the back of the house into one open-plan space: a new kitchen, a dining area under a roof lantern and a day lounge, with doors out to the garden. The side extension creates a new hallway, a utility, a WC and storage, while a separate snug is kept at the front.

Upstairs, the side extension adds a third bedroom and a new bathroom.

How It Will Change the Way They Live

Cooking, eating and relaxing will come together in one bright space that opens straight onto the garden, with a quieter snug kept separate.

And upstairs, the house gains the extra bedroom and bathroom the family need.

How we got there

01

The design

Downstairs, the side extension brings the front door into a new hallway, with a utility, WC and storage alongside. Behind it, the rear extension opens the kitchen, dining area and day lounge into one space.

Upstairs, the side extension holds a new third bedroom and a new bathroom off the landing.

02

Fitting it to the house

At the front, the existing bay is removed and the side extension is brought out to the front of the house on the ground floor, with its upper floor set back under a new pitched roof, so it sits comfortably beside the original semi.

At the back, the single-storey extension has a flat roof with a lantern over the dining area. The patio is extended and raised so the new rear doors open at the same level, and a gentle ramp leads up to the front entrance.

Seeing it before it is built

Concept visuals show the family how the finished house will look from the street and from the garden before anything is built.
