5 Signs It’s Time to Refurbish Rather Than Move House

Moving house is expensive, stressful, and doesn’t guarantee you’ll actually get what you want — you might trade your cramped kitchen for someone else’s dated bathroom. Before you list your home, it’s worth genuinely weighing up whether a refurbishment or extension gets you to the same place for less money and disruption.

1. You love the location, not the layout

If your school catchment, commute and neighbours are all right, but the kitchen is too small or the living space doesn’t flow, that’s a layout problem — not a location problem. Layout problems are almost always solvable with an extension or internal reconfiguration.

2. You’re short on one specific thing

A fourth bedroom, a bigger kitchen-diner, a home office, a downstairs WC — if what you actually need is one or two specific spaces rather than a wholesale change, a targeted extension is almost always cheaper than the stamp duty, agent fees and moving costs involved in buying a bigger house.

3. The bones of the house are good

Solid brick, a decent roof, no major structural issues — if the underlying property is sound, a refurbishment lets you keep what’s good and only change what isn’t, rather than starting again with an unknown property.

4. You’ve run the numbers on moving

Stamp duty, estate agent fees, solicitor fees, removal costs and the stress premium of a chain — moving costs add up fast, often to a meaningful fraction of what a well-planned extension would cost. And a well-executed extension can add up to 20% to your home’s value, so it isn’t simply money spent, it’s money invested.

5. You can picture the finished space

If you can already describe what you want — “a kitchen-diner across the back with bi-fold doors onto the garden” — that’s usually a strong sign the solution exists within your current walls.
